  STEP #1

All you need to do is submit a completed file proposal to the Loss Mitigation Department for your lender/servicer.  During your free initial consultation we will call your lender/servicer with you present and request the lender to pre-approve the modification process. Upon the pre-approval, you will have the choice to either process your own file with lender / servicer directly or assign us to process your KIT.  There is no obligation between American City Equities, Inc. and "You" to enter into the processing agreement!  

If you choose to process your KIT, a complete guide on the steps to follow will be included. In addition, you will receive the required lender/servicer/investor documents and all government forms.

Processing Agreement

If you choose, American City Equites, Inc. will process your "KIT".  We will not collect any UPFRONT FEES.  Fees are due when your loan is approved and you sign the final and permanent loan modification. 

The modification process typically ranges between 2 and 8 months. There are some instances where the modifcation process takes longer.  The modification process period varies between lenders and servicers.

The processing fees for your Loan Modification are determined by several factors.  The fees will be disclosed on your contract and are based on a case by case scenario.  Typically, a conforming loan amount ranges between $1,200 - $1,800.00. On a Jumbo loan the amount ranges between .5% and 1% of the principal loan amount.

STEP #3

Once your loan modification or loan workout is approved, you will sign and return the offer from your lender/servicer/investor.  Fees are due when your loan is approved and you sign the final and permanent loan modification.
